Here you will find all relevant landlords, tools and tips for your flat search in Munich.

An overview of the largest property portals for flats to rent, plus applicant platforms, aggregator websites, flat swaps and communities.
Housing cooperatives and municipal, state and private housing companies rent out their flats themselves, through their own listing pages, waiting lists, memberships and the city's platform.
Helpful tools for your search: bots tell you about new listings, and auto-apply tools also send requests for you.
The city lets many subsidised flats, including those of the city-owned Münchner Wohnen, through its platform SOWON. For this you register with the city's Amt für Wohnen und Migration, and processing takes about 8 months (as of 2026). On SOWON it does not matter who applies first: for each flat the city proposes the 5 applicants in most urgent need, and the landlords choose among them.
With a middle income you can apply to the city for a notice for the München Modell, a programme of the city for subsidised flats. With it you apply directly to the landlords, not through SOWON. In newly built flats the rent starts at about €13.50 per m² a month, without heating and service charges (as of 2026).
There are about 60 housing cooperatives in Munich (as of 2026). Many are not taking anyone from outside at the moment, others advertise vacant flats on their own websites. If you get one, you usually pay less than on the market, and nobody can end your contract to move in themselves (Eigenbedarf).
On the portals, the first to ask often gets the flat. A search alert on the large portals costs nothing. There are now also bots that watch several portals at once and tell you about new listings.
After the first contact, you quickly need a Selbstauskunft (a form about you for the landlord: job, income, household), payslips, a Mietschuldenfreiheitsbestätigung (a letter from your current landlord saying you owe no rent) and a credit report.
Reputable landlords do not ask for money for a viewing, keys or a reservation. The deposit is only due when the tenancy starts.
The city's tenancy advice service advises you free of charge if your flat is in Munich and you are neither a member of a tenants' association nor represented by a lawyer. For a meeting in person you book by phone first, and it also answers questions on a hotline.
There you will find student residences, platforms for students and what you can do before the semester starts.
The moving checklist shows you all the important tasks for your move. You can tick them off step by step, from the flat search to moving in.
