Apply to the Studierendenwerk early.
When you start your studies, you can apply from 15 May for the winter semester and from 15 November for the summer semester. Places usually go by the date of your application, and depending on the hall you wait 1 to 6 semesters (as of 2026).
If you come as an exchange student, ask your university first.
For exchange students the Studierendenwerk keeps rooms with a service package. Only the international offices of the universities give out these rooms.
Look at the Studierendenwerk's private room service.
In the Studierendenwerk's private room service (Privatzimmervermittlung), private landlords offer rooms in flat shares and flats to students.
Think of Wohnen für Hilfe as well.
With Wohnen für Hilfe you live with older people and help them in everyday life. Instead of rent you only pay a flat rate for electricity, heating and water. In Munich the association BEINANDER arranges this: joining costs €5 and a successful match €35 once (as of 2026).
Get advice from the Studierendenwerk.
If you are enrolled, the Studierendenwerk's legal advice service advises you free of charge, including on tenancy law. You can only reach it by phone.
